Our financial - related services division, FirstService Financial (FFI), was formed for the purpose of aggregating the buying power of the communities we represent in North America to enhance operating efficiencies, reduce costs and increase real estate values. We have been successful in securing banking, insurance, cable and other services for our managed communities, working with large corporations, banks, insurance companies and other institutions across North America to offer our clients the best services at the most competitive prices. FFI provides financial services to more than 4,000 associations, consisting of more than 1,000,000 homes and commercial properties totaling approximately 1.5 billion square feet across North America. FFI services are offered exclusively to clients of our affiliated firms. The programs are not mandatory, however many clients decide to take part because of the added value we can deliver based on the global purchasing power of FirstService Corporation. Services include: Banking Programs Reserve Program FFI has designated programs to provide above average interest rates on reserve, capital improvement and escrow accounts. Lockbox Program Our banking affiliates have vast experience and resources in providing lockbox solutions to clients geared specifically to community associations.  We leverage this knowledge and our relationships to provide industry-leading lockbox service programs at a reasonable rate. Our banking affiliates provide seamless collections for your monthly payments and offer coupon, paper ACH and online payment options. Cash Reserves Program FFI has designed a cash reserves program specifically for homeowners associations and condominiums. A community can earn significantly more in FFI's Cash Reserves Program than in a savings or money market account and have immediate  access to all of its funds. Lending Services for Associations Working with affiliates from New York to Florida, FFI has facilitated or assisted in loan placements in excess of $500 million for cooperative, condominium and homeowners associations. As an agent for our affiliates, FirstService Financial assists associations to fulfill their financing requirements with flexibility, certainty and simplicity. As an agent for our affiliates, FFI assists associations to fulfill their financing requirements with flexibility, certainty and simplicity offering a variety of terms and programs to meet their needs.    Insurance Programs Commercial Insurance Products FFI has been bringing value-added services to its affiliated management companies across North America since 1997. With its partner, Worthington Insurance Agency, a full-service insurance brokerage company, FFI has merged its commercial and residential property management expertise with Worthington to help clients manage the complex insurance purchase and loss mitigation process.  Addressing specific risk profiles of each client, we make the transition from existing carriers seamless. Worthington is continually working with insurance carries to increase the number of participants competing in a marketplace and/or to create new products that fit the needs of management clients. Premium Financing FirstService Financial Premiums, Inc. (FFIP) is a special finance company that provides premium financing for our commercial insurance policies. FFIP offers competitive interest rates and terms to properties managed by FirstService affiliates.    Vendor Relationships We utilize aggregate purchasing power to bring better value and service to our clients and only negotiate agreements with premier vendors who meet stringent service, dependability and financial criteria. We evaluate significant purchasing opportunities with local and national vendors with a view toward cost savings and quality.
