FirstService Project Management successfully managed this façade renovation and window replacement project for a high-profile building in Chicago’s Gold Coast. In addition to the scope below, FSPM was also responsible for managing the project schedule and coordinating the necessary unit access with the owners via phone calls, emails and in person walkthroughs/meetings so they were fully aware of what to expect during the project.

Gold Coast, Chicago
FSPM was engaged by a Gold Coast condominium association to develop a façade renovation project. The project included repairs to the concrete columns, window lintels, along with ancillary work related to the brick masonry and sealants. FSPM worked with an In Good Company engineer to investigate the existing conditions of the building to determine the extent of repairs that would need to be done around the building. FSPM then solicited proposals from masonry restoration contractors. Through scope and proposal reviews, FSPM recommended a masonry restoration contractor that provided the most cost-effective proposal, while also having a clear understanding of the scope of work and the goals of the project.

Lakeview, Chicago
FSPM was engaged by the Lakeview Condo Association to investigate water infiltration issues. Inspective openings were made after a series of prototype drops to determine where the water was entering the building from and what repairs would be needed to prevent that from happening. FSPM worked with the masonry contractor to develop the project schedule and phasing plan to complete the project in one year. Project highlight(s):
The entire project was completed within one year. FSPM was able to save the association $319,000. The association planned to roll the savings into a roofing project.
River North, Chicago
FirstService Project Management was engaged by the association board at a high-rise building in Chicago to manage a critical balcony and facade repair project. The work ranged from simple exterior paint to more complex masonry repairs on the 19-story building.

- Concrete repairs
- Waterproofing membrane repairs
- Sealant repairs
- Concrete painting
- Balcony anchorage replacement
- Cleaning and sealing of existing anchors
- Balcony railing painting
- Clean and power wash all precast on all four elevations

South Shore, Chicago
FSPM managed the following scope of work to support a façade renovation project of a 12-story high rise in Chicago’s South Shore neighborhood.
Key components of project:
- Remove terracotta coping stones, install proper through-wall flashing and then reinstall coping stones
- Remove and replace all spalled or damaged bricks
- Grind and tuckpoint west and south elevations
- Removal & Replacement of 20 exterior fire doors

FSPM was engaged by a condominium association in West Loop to perform a critical façade investigation into multiple areas where water infiltrated throughout two buildings. Upon inspection the team discovered subpar construction of the CMU. As a result, it was determined that the existing CMU column needed to be demolished, and a new column would need to be constructed. FSPM partnered with Klein & Hoffman to strategies the best course of action for repair.
Key components of project:
- Removed and replaced a 5-story CMU column with steel reinforcing added at each level and cladded in brick the length of the column
- Installed a drip-edge and provided ventilation holes in the structural panels of one of the upper balconies
- Removed and replaced sealant around the sliding door systems at each of the upper-level balconies
- Removed, replaced, and resealed damaged clay coping tiles
- Removal and replacement of sills undercoating and exterior finish for window

Westmont, IL
FirstService Residential and a suburban Homeowners’ Association engaged FSPM to manage a façade renovation project for this suburban community comprised of 182 units within 33 buildings.
Key components of project:
- Removal and replacement of all shutters, trim, soffits, and gutters
- Removal and installation of new siding
- Replace all OSB sheathing underneath the vinyl siding
- All trim, vinyl siding, board and batten were color-matched and pre-finished to avoid unnecessary painting and maintenance.

- Project was completed three months ahead of schedule
- FSPM generated a $12,000 cost savings for the association
